There are very, very few neighborhoods of single-family homes near the beaches that do not have some association restrictions on renting. These single-family home neighborhoods that are located west of Route 41 do not have homeowner association restrictions and can be rented out by the month, the week or even just for a few days:
Naples Park, Connors at Vanderbilt Beach (canal homes with Gulf of Mexico boating access), Park Shore, The Moorings, Coquina Sands and the Olde Naples area. Consider the scenario of homeowner association restrictions regarding the number of leases per year, a time restriction for the length of a lease or pet restrictions for tenants before you invest.
Each neighborhood has its own value and respective seasonal rents. If you were to try to boil things down to a formula, the best rental property would be a house with 3 bedrooms, at least 2 bathrooms, a pool and a garage within a walk or bike ride to one of the beaches and hopefully pet friendly too. It should be noted in our market area of Naples, Florida, this is the very same combination of attributes in a single-family home that will enjoy the most amount of appreciation in the next few years. Maximizing the rental income AND the appreciation is a great combination.
Here is a little comparison to assist you in understanding your investment opportunities in Naples: A $350,000 single-family home or townhouse in Northern Virginia (which can only be rented annually) will bring approx. $23,000 in income – on the other hand, a $350,000 single-family home in Naples Park will bring $33,000 to $35,000 in income – a $650,000 single-family home in the upscale beast area of Park Shore would bring approximately $70,000. If you find a great beachfront property, that allows both weekly and seasonal rentals, you can find some seasonal rentals (Jan.-March) generating anywhere between 10,000 to $20,000/month during the peak season.
Please note that every condominium development in Naples has restrictions, although one, Regatta, which is an easy walk to Vanderbilt Beach, allows 52 leases per year. That’s a very liberal policy for condos.
Here are areas recommended as excellent opportunities for those looking for investment return in their vacation properties:
NAPLES PARK – Offers walking distance to Vanderbilt Beach and is a non-gated community with no deed restrictions and no Homeowner’s Association fees. It is comprised of roughly 3000 separate lots, around 2500 of which have completed homes. Each lot is 50 ft. by 135 ft., or 0.15 acres, and some homes rest on bigger lots that are typically double in size. The community is set up in a city pattern, with 4 major “blocks” dividing smaller East/West sections to create a grid system that makes driving around the neighborhood much easier. Similarly, Naples Park runs flush against U.S. 41 on its East side, giving you unprecedented convenience when traveling around the Naples.
CONNORS at VANDERBILT BEACH – Offers a community of canal homes within walking distance to beach and Wiggins State Park. Many real estate buyers are drawn to this are for its single-family waterfront homes with access to the Gulf. The homes have been developed within 17 cul de sac streets that border the Vanderbilt Lagoon. The 500 or so home sites are all canal front with deep water boat access to the Gulf of Mexico via Wiggins Pass.

PARK SHORE has some condos that allow rental and look for those listed for less than $1,000,000 as a vacation option for you. Taking its cue from Venice, Italy, many of the estates replicate Italian architecture as well as take advantage of the Venice-style canals with navigable bodies of water separating the mainland from the Gulf.
